Neland’s services may be utilized for everything from site evaluation to land and/or building acquisition.  This may include entitlement, acquisition and planning for construction and project financing.  Neland Investment Management will also acquire commercial building investment properties with other principals to enhance the value of underperforming and underutilized assets.  A strategic acquisition strategy & implementation with a value add scenario is typically used to maximize value through a global approach.  This would typically include capital improvements and a thorough creative marketing approach.

Mr. Grumney is sole Owner of Neland Investment Management, LLC, a firm that develops and acquires commercial buildings for individuals and corporate clients as well as acquires environmentally challenged properties for redevelopment.

 In 1998, Mr. Grumney founded Pinnacle Contracting, Inc. which has the ability to provide construction for all disciplines of commercial property.  Projects have been performed for many publicly held firms and private equity groups.

  Nelson acquired Environmental Operations, Inc. (EOI) with equity partners in 1998 and sold the company in 2003 to operating management.   EOI is a vertically integrated engineering, testing and remediation environmental firm that provides everything from engineering to actual cleanup.

 Prior to joining EOI, Mr. Grumney was a Senior Vice President with Colliers Turley Martin where he was responsible for the Commercial Real Estate Brokerage Division.  Mr. Grumney lead an accomplished group of over 20 industrial and retail brokers with a collective experience of 175 years in brokerage.  In addition, Mr. Grumney was responsible for development services, under the Turley Martin corporate umbrella to convert raw land for a planned construction projects.

 Prior to joining Colliers Turley Martin, Mr. Grumney was a national partner with Trammel Crow Company.  He was the St. Louis industrial and office development partner with six years of leasing, financial analysis and development experience with Trammell Crow Company.  As a managing partner for the St. Louis Office Division, Mr. Grumney was responsible for managing all operations of the St. Louis Office and Industrial Division, including financing and implementing new development in addition to acquiring opportunities in turn-around situations.

Grumney developed buildings which ranged in complexity from a relatively simple bulk (light office), high ceiling warehouse to a planned, multi-phased corporate office campus.  Typical developments included speculative ventures or a project built to suit a client’s needs.  Development also included rehabilitation or expansion of existing buildings to match the requirements of the client.   During his tenure with Trammell Crow, Mr. Grumney transacted more than 250 commercial industrial leases, developed several industrial buildings and redeveloped a St. Louis high-rise office building.
